What is a Buyer Agency?
A BUYER Agency is a written employment agreement that creates an agency relationship between a realtor/broker and a BUYER. The BUYER employs the realtor/broker (at NO cost to you) to put forth a reasonable effort to find a property for the BUYER to purchase and to negotiate on behalf of BUYER.
EXCLUSIVE Buyer Agents... In Wisconsin you automatically work with a SELLER Agent unless you choose Buyer Agency. If you work with an EXCLUSIVE Buyers Agent, you are the buyer agent’s client. You and the buyer’s agent sign a WB-36 Exclusive Buyer Agency Agreement that includes a Disclosure of Real Estate Agency.
The Disclosure lists the fair treatment duties owed to all parties and the duties owed to you as the client, and indicates that the buyer’s agent is the agent of the buyer. The buyer’s agent works for the interests of the homebuyer, but also must know how to work with the listing agent.We have a PROMISE for you! As your BUYER Agents our duty is to obtain the best deal for YOU and pass on any and ALL information about the seller or the property. As your BUYER Agents we can...
Point 1. Recommend or suggest an offering price; give an opinion about whether a house is priced too high/too low.
Point 2. Structure the offer and draft offer provisions with the BUYER’s best interests in mind.
Point 3. Recommend and assist the Buyer with negotiation strategies for the best price and terms.
Point 4. Disclose info, research property’s history/liens so BUYER can make an informed decision.
Point 5. Give advice within the scope of the agent’s expertise as a licensed real estate agent.
Point 6. Critique a Seller’s property beyond disclosing defects and/or give you a negative opinion.
